Power Washing After Pollen SeasonA Triangle Homeowner Guide

Why yellow pollen, mildew and red clay build up on Triangle homes, when to wash, and which surfaces need a gentle hand.

Every spring the Triangle turns yellow. Pine pollen settles on siding, decks, driveways and screens, then mixes with rain and humidity into a film that feeds mildew on the shaded side of the house. Add the red clay that splashes up on foundations and walkways, and most homes here look noticeably dull by early summer.

When is pollen season in the Triangle?

According to NC State Extension, tree pollen production can start as early as February, with counts typically peaking between late March and early April. That peak is the yellow coating you see on cars and porches.

The practical takeaway: washing the outside of your home in the middle of pollen season means washing it twice. The best time to book power washing in Raleigh is after the yellow wave passes, usually from late April onward, and again in the fall before the holidays if the home collects mildew.

What builds up, and where

Problem Where it shows What it needs
Pollen film Siding, screens, porch rails, outdoor furniture Gentle wash and rinse
Green mildew and algae North-facing and shaded siding, fences Soft wash with cleaning solution
Red clay stains Foundation, walkways, bottom of siding Targeted cleaning, higher pressure on concrete only
Dark driveway stains Concrete driveways and sidewalks Pressure washing

Soft wash or pressure wash?

This is the most important decision in the whole job. High pressure on vinyl siding, painted wood or older surfaces can force water behind panels, strip paint or etch the surface. Those surfaces get a soft wash: low pressure with a cleaning solution that removes mildew and algae, then a thorough rinse. Hard surfaces like concrete driveways, sidewalks and pavers can take real pressure, which is what lifts clay and deep stains.

A good crew changes method as it moves around the house, and protects plants, outdoor lights and doors while it works.

Planning to paint? Wash first.

Paint does not bond to pollen, chalky residue or mildew. If exterior painting is on your list this year, washing is the first step of the project, not a separate one. Because Lara Maids now does both power washing and exterior house painting, the two can be scheduled together.

Decks and fences

Wood decks and fences in the Triangle weather fast: sun, humidity and pollen turn them gray and green. Wood is softer than it looks, and too much pressure raises the grain and leaves marks. We wash wood at a lower pressure and let it dry fully. If you plan to stain or seal, washing is the first step, and the wood needs to dry before any product goes on.

What to expect on the day

  1. Walkaround. We look at the surfaces, point out anything fragile and confirm the plan.
  2. Protection. Plants are wet down and covered where needed, outlets and lights protected, windows and doors closed.
  3. Wash. Soft wash for siding and painted surfaces, pressure for concrete and pavers.
  4. Rinse and check. Everything is rinsed from top to bottom and checked in daylight.

You do not have to be home, but we do need an outdoor spigot with good water flow and the cars moved off the driveway if it is part of the job.

Signs it is time to wash

  • Green or black streaks on the north side of the house.
  • A yellow or gray film on white trim and porch rails.
  • Red stains along the bottom of the siding and on walkways.
  • A driveway that looks dark and blotchy after rain.

Keeping it clean longer

  • Trim shrubs back from siding so it dries faster after rain.
  • Point downspouts away from walkways to reduce clay splash.
  • Rinse the porch and outdoor furniture with a hose after the pollen peak.
  • Wash once a year; shaded homes may need it more often.

Frequently asked questions

How often should I power wash my house in North Carolina?

Once a year works for most homes in the Triangle. Shaded sides that grow mildew may need a wash more often.

Is power washing safe for vinyl siding?

Yes, when it is done as a soft wash at low pressure. High pressure is only for hard surfaces like concrete.

Do I need to be home?

Not always. We need access to an outdoor water spigot and a clear area to work, and we confirm the details before the day.
